Your next agents are already studying. Meet them first.

Rig Recruiting puts your team or brokerage inside a California real estate school, with your people in front of every student from the first day, and live in Study Hall each week if you choose. We handle the school’s approvals, the compliance and every DRE requirement. You build the relationship, and Rig runs the office they join.

Students take all three courses California requires through our DRE approved school, every one of them approved, with more than 1,700 practice questions, live Study Hall classes each week and licensed California brokers managing all of it.

The Ben Kinney Team runs its operations through Rig.

It’s one of the top-ranked real estate teams in the country, based in Bellingham, Washington, and it has run on Rig since May. Rig Recruiting hands your new agents to that same office.

Turn the licensing course into your recruiting engine. Your team shows up for every student, from their first day of class to the day they choose where to hang their license.

Rig RecruitingRecruiting starts in the licensing course.Waitlist open

You’re recruiting agents somebody else trained.

Right now, people all over California are working through their licensing courses, and almost none of them have met you. By the time they pass, somebody else has been in their inbox for months, building the relationship you wanted.

So show up on day one, and every week after.

Your broker or team leader welcomes every student, can teach live in Study Hall each week and leaves a note as each course finishes. By the time they pass, you’re the people who taught them.

An agent’s first team is usually the one that showed up first.

Where most teams meet a new agent

Where Rig Recruiting puts you

Most teams first meet a new agent after the state exam. With Rig Recruiting, your team welcomes the student on day one, can teach them live in Study Hall each week and is there at every milestone until they join.

Four steps, and the paperwork isn’t one of them.

This is how Rig Recruiting will work for founding teams and brokerages. We’re opening it to them first, one at a time, and they help shape it.

You get a page for your team or brokerage inside the school, with your logo and your people on it. We’re the school of record, so there’s nothing for you to file with the DRE.

Sell the courses at your own price, fold them into a recruiting offer or cover tuition outright for the people you want. You pay a wholesale seat per student and keep everything above it.

Your broker or team leader can lead the live Study Hall, so students learn the material from the people they’d work with, week after week, long before they’re licensed.

You write a few short notes once, and they land on the first day, at each finished course, the day they’re cleared for the state exam and the day they pass. When the license comes through, you’re already the obvious call.

A course good enough that your students actually finish.

A recruit who quits in unit four is worth nothing to you, so the student side is built for one job, getting people across the line.

The drills feel like the real exam.

There are more than 1,700 practice questions across Practice, Principles and Finance, written to match the state exam and refined over years of teaching it.

Sample questionPractice

A seller tells the listing agent the roof leaked last winter and was patched, then asks the agent not to mention it. What should the agent do?

Pick an answer to see the explanation.

Always know if you’re ready.

A readiness meter with a clear pass line means a student never has to guess whether they’re prepared.

Fair housing sticks.

The module walks through five real situations, voiced, where the student plays both sides of the table and then hears exactly which law the moment touched. It’s the part students talk about.

Your whole recruiting pipeline fits on one road.

Every student is a point on one line, from the day they enroll to the day they choose a team. You see who’s moving, who’s stuck and who’s close to licensed, with the people who need you at the top.

The board is built around one number, hires.

The people who need you today sit at the top, and every call, email and text stays with the student.

With founding partners

Your people show up at the right moments.

Up to three named people from your team or brokerage leave short notes that land at each milestone.

With founding partners

The email protects everyone involved.

You write it, our school sends it under your name, and the student’s address stays private until they reply. There’s no list to leak and no spam complaint with your license on it.

With founding partners

Students opt in, and you see the stage, never the scores.

Students choose to hear from you. You see where they are on the road, not their test results, and they trust you more for it.

The regulatory side is ours. We carry all of it.

Our school is approved by the California Department of Real Estate. We hold the course approvals, write and grade the finals, run the fair housing requirement, issue the completion certificates and keep the records for as long as the state requires.

Your team or brokerage never files anything with the DRE for Rig Recruiting, never proctors an exam and never signs a certificate. That’s by design.

Our school carries

  • The course approvals
  • Writing and grading the finals
  • The fair housing requirement
  • Completion certificates
  • Records, for as long as the state requires

You keep

  • The relationship, from the first day
  • Your storefront and your people
  • The profit on every course you sell above the wholesale seat

Your name is on the relationship, not on the liability.

What the Ben Kinney Team says about Rig

Jillene Snell, owner and operator of the Ben Kinney Team

“I asked Daryl to build Rig because many processes in our office still ran on spreadsheets, Google Forms and a lot of chasing. Now hundreds of open houses, every lockbox and every pending run through one place, and my agents get what they need without me hunting anyone down. It thinks like an ops director because it was built with one.”

Jillene SnellOwner and operator of the Ben Kinney Team, and Ben Kinney’s first hire

Jillene asked Daryl Owen, a working California broker, to build Rig for her office. The Ben Kinney Team became Rig’s first team and has been its beta partner since May.

Your agents won’t get another dashboard.

They scan a box, tap a link on their phone or read an email, and everything else happens on the operations side. The dashboards are for the people who run the office.

  • A scanchecks a lockbox out and back in
  • A click on their phonefor open houses, pendings and listings, with nothing to download
  • An email or a textwith the codes, the reminder or the recap

Contract packages land as a stack of unlabeled PDFs.

Upload the package, and Coach fills in the form.

Coach reads the contract package and fills in the parties, dates, price, commission splits, lender and inspection. On submit, Rig builds a Google Drive folder named by address with every file renamed by type, posts to Slack and emails ops only the rows that have values.

A sample pending moves through Rig. The accepted offer is uploaded, Coach fills in eight fields, and on submit Rig builds a Drive folder, posts to Slack and emails ops.

Nobody knows who has box 73, or what it was on last month.

Every lockbox knows who has it, and where it’s been.

An agent scans the box, picks their name and types the property, and Rig emails the codes from your team’s name, posts to Slack and logs it. Boxes that stay out get flagged at 60, 90 and 120 days, with a daily reminder until they’re back.

The codes arrive from your team’s name, not ours.
Slack hears about it both ways, with the time out on check-in.

Agents submit open houses with the wrong date, nobody notices, and the marketing request never reaches the marketing inbox.

Every open house arrives in one place and leaves with its whole task list.

Agents request from a public host page or inside the app, series included, and every approval builds the task list your team switched on. Open slots go out in a 7 AM digest with a claim button, hosts get reminded until they log their groups, and ops gets a recap with each group’s rating, price opinion and offer interest.

The same questions come up in Slack every week, and the answer is in an SOP nobody reads.

Ask Coach, and it answers from your team’s own playbook.

Coach looks up any lockbox, member or open house, and it answers from the SOPs and forms you upload before it reaches for general knowledge. It knows your state and your MLS, and it only posts to Slack after you’ve confirmed the exact message.

A sample conversation with Coach. Asked who has box 73, Coach says Dante Brooks checked it out this morning for 412 Juniper Lane and that it was on 88 Cedar Court last month. Asked about directional signs, Coach answers from the team’s open house SOP and cites page 2.

The rest of Rig

Your agents see your team, not ours.

Each team gets its own address, logo, colors and name on every page and email, down to what the ops desk is called. Rig signs the email footer and the login page, and nothing else.

It works where your team already works.

Slack gets a channel for each module and an /openhouse command. Drive folders live under your team’s own Google account, Daily focus pulls your lists from Brivity with Follow Up Boss next, and people sign in with Google, a magic link or a password.

Roles keep everyone in their lane.

Owners, admins, ops, agents and viewers each see what their role needs, and nothing more.

It isn’t a CRM, and it doesn’t want to be.

Rig sits beside the CRM and transaction tools you already run, and it handles the physical and procedural work they don’t touch.

The Ben Kinney Team has run its operations through Rig since May, and teams in California and other states are running on it now too.

Rig is priced against what a good hire is worth to you.

Answer five quick questions, and you’ll see your plan, your price and what Rig Recruiting could leave you with, using only your numbers.

  1. Leave it blank if you only want Rig Operations.

  2. Enter 0 if you’d cover their tuition.

Prices are per team, not per agent, and nothing you enter here is saved.

Questions brokers ask first.

Is this my own licensing school?

It isn’t, and that’s the point. Our school is the DRE approved school of record, and your team or brokerage is the partner on the storefront and in the relationship. That’s what keeps you out of the regulatory work entirely.

Does this work for a team inside another brokerage?

It does. A team leader runs Rig and Rig Recruiting for their own team the same way a broker-owner does, and new agents license with the brokerage your team belongs to.

Do I need Rig Operations to use Rig Recruiting?

No. Rig Recruiting works on its own or as an add-on to any Rig Operations plan, and your storefront, your notes and your recruiting board live inside Rig either way. Rig Operations is ready for new teams today.

Can I require students to join my team?

Nothing in the course depends on joining you. Every student finishes, gets their certificate and chooses freely. Plenty of teams cover tuition as part of a recruiting offer, and any agreement about that is between you and the student.

What do I see about a student?

You see where they are on the road, for students who’ve opted in to hear from you. You never see their test scores.

What happens if we stop working together?

Your storefront and recruiting board close. Your students keep studying, finish their courses and get their certificates, because nobody’s license should ever be held up over a business relationship.

Does it work outside California?

Rig Recruiting is California only for now, because the courses are built for a California license. Rig Operations already runs teams in California and other states, and we’re adding new states now.

Who runs on Rig today?

The Ben Kinney Team in Bellingham, Washington, has run its operations through Rig since May, and teams in California and other states run on it now too. We’re adding teams in new states every month. Rig Recruiting opens to founding teams from the waitlist.

Which CRMs does Rig work with?

Rig sits beside your CRM instead of replacing it. Daily focus works with Brivity today, and Follow Up Boss is next.

How fast can we start?

We bring each new Rig Operations team on by hand, one at a time. Rig Recruiting opens to founding teams from the waitlist first, and we’ll talk timing on the first call.

Rig Operations is ready for your team today. Rig Recruiting is almost here.

We bring new teams onto Rig Operations by hand, one at a time, the same way we brought on the Ben Kinney Team. Rig Recruiting opens to a small group of founding teams and brokerages first, and the waitlist is how you get a spot.
